Tenant Obligations

Payment of Rent

A tenant must pay rent in full when it is due under the tenancy agreement.

Change of Locks

A tenant must not change locks or other means that give access to common areas of residential property unless the landlord agrees to the change

  • A tenant must not change a lock or other means that give access to their rental unit unless the landlord agrees in writing to the change or the director has ordered the change.

Obligation to repair and maintain

A tenant must maintain reasonable health, cleanliness and sanitary standards throughout the property and the other residential property to that the tenant has access to:

  • if damage to a rental unit or common area is caused by the actions or neglect of the tenant or a person permitted on the property by the tenant, the tenant is responsible for the cost to repair the damage and must:

    • notify the landlord as soon as practicable after the damage occurs; and

    • cause the damage to be repaired, unless otherwise agreed by the tenant and the landlord

  • A tenant is not required to make repairs for reasonable wear and tear

Leaving Rental Unit

When a tenant vacates a rental unit, the tenant must:

  • leave the rental unit reasonably clean and undamaged except for reasonable wear and tear; and

  • give the landlord all the keys or other means of access that are in the possession of the tenant
