Obligations to Repair and Maintain
Landlords are required to ensure that any residential property they provide and maintain is in compliance with the health, safety, and housing standards required by law and regulations.
They must also ensure that the rental unit is suitable for occupation by a tenant, taking into account its age, character, and location.
Restricting Services
A landlord must not terminate or restrict a service if:
the service or facility is essential to the tenant’s use of the rental unit as living accommodation; or
providing the service or facility is a material term of the tenancy agreement.
Restriction on Landlord’s Right to Enter
A landlord cannot enter a rental unit that is being rented by someone unless:
Do they have the tenant's permission or
have given written notice at least 24 hours in advance with the reason for entering and the date and time of entry.
The landlord can also enter if they provide housekeeping services or have an order from the director authorizing entry with less than 24 hours notice, or if there is an emergency that requires immediate entry to protect life or property.
