Termination by Tenant
A tenant may end a periodic tenancy by giving the landlord notice to end the tenancy effective on a date that meets the following criteria:
The date must be at least:
one month (if the rental agreement is not weekly) or
one week (if the rental agreement is weekly) after the date the landlord receives the notice.
The date must be the day before the rent is due under the tenancy agreement.
This means that a tenant cannot end a rental agreement immediately, but must provide the landlord with notice that gives them enough time to find new tenants or make other arrangements.
If the landlord has broken a provision of the tenancy agreements, (such as failing to repair a major problem with the property) the tenant has the right to end the rental agreement without waiting until the end of the rental period.
Before ending a tenancy due to a breach of the tenancy agreement, the tenant must give the landlord a reasonable period of time to remedy the breach. If the breach is not capable of being remedied, then the tenant can end the tenancy without waiting for the landlord to fix the problem.

The notice must be written and include the following details:
the date and who is giving the notice (landlord or tenant)
the address of the rental unit
the date the tenancy will end
if the tenant is ending the tenancy because the landlord has broken an important term of the lease, they must state the reason why
