Tenant Obligations

Payment of rent

A tenant shall pay rent when it is due under the tenancy agreement unless the tenant has a right under the law to do so.

Interference of quiet enjoyment

A tenant or anybody permitted on the premises by the tenant shall not unreasonably interfere with the quiet enjoyment and privacy of the landlord or other tenants of the property.

Change of Locks

A tenant cannot change a lock or other means that give access to the rental unit or to common areas of the property.

Ordinary cleanliness

A tenant renting a property is responsible for keeping their living space and any areas of the property they exclusively use clean and tidy. This includes properly disposing of any trash, compost, or recyclable materials.

While the landlord may have specific cleaning responsibilities outlined in the rental agreement, the tenant is primarily responsible for maintaining their living space.

Repair of damage

If a tenant or someone they allowed on the property causes damage to the rental unit or common areas as a result of their actions or neglect, the tenant is responsible for getting it fixed in a good and professional manner.

The tenant is not responsible for fixing things that are damaged due to normal wear and tear, which is expected over time.
