Landlord Obligations
State of Repair
The landlord shall keep the premise in a good state of repair and fit for habitation. And shall follow the standards of health, safety or housing.
Services
A landlord cannot take away or limit services or facilities that are necessary for the tenant's living conditions or that were promised in the rental agreement.
However, if the service or facility is not essential and the landlord wants to remove or limit it, they must provide the tenant with a written notice one month in advance, and reduce the rent accordingly to reflect the change in the value of the rental agreement.
Security
A landlord shall ensure that there are the necessary measures in place to ensure the property is reasonably secure from unauthorized entry.
Restriction of Landlord entry
The landlord cannot enter the rented property without the tenant's permission, except in emergencies. If the landlord needs to enter the property, they must provide written notice at least 24 hours in advance and arrange for a time between 9 a.m. and 9 p.m.
Change of Locks
Neither the landlord nor the tenant can change the locks on any door that gives access to the property without the other's agreement, while the rental agreement is in place.
