Landlord’s Obligations
Condition of premises
The landlord shall keep the premises in a good state of repair and fit for habitation during the tenancy and comply to any health and safety standards
Services
If a landlord provides services or facilities to their tenant that are necessary for the tenant to continue living in and enjoying the rental property, such as heating, water, electricity, appliances, garbage collection, sewers, or elevators, then the landlord cannot stop providing those services without giving proper notice of a rent increase or getting permission from a Director
Good behaviour
A landlord shall conduct themselves in a manner that does not interfere with the possession or occupancy of the tenant
Abandonment and Termination
If a tenant abandons the premises or terminate the tenancy otherwise (in a permitted manner) the landlord shall mitigate any damages caused by the termination or abandonment to the extent the landlord is requires by law to mitigate
Entry of premises
Unless there is an emergency, the landlord shall not enter the premises without the consent of the tenant unless:
the entry is at a reasonable time for the purpose of showing the premise to prospective tenants or purchasers and:
notice of termination has been given
the lease is a fixed term lease with a term of fewer than 6 months and one month or fewer remains in the term of the lease, or
the lease is a fixed-term lease with a term of six months or more and three months or less remain in the term of the lease; or
the entry is during daylight hours and written notice of the time of entry has been given to the tenant at least 24 hours before the entry
Entry Doors
Unless both parties agree, the landlord or tenant shall not alter or change the locks on any entry point to the premises
