Landlord Obligations

Condition of premise

Landlords must keep the property in good condition and comply with health, safety, and housing laws, while tenants must keep the property clean and repair any damage they cause.

Consent to sublet

Tenants may sublet with the landlord's written consent, and landlords cannot unreasonably withhold this consent or charge more than the actual expenses.

Mitigate damages

If the tenant abandons the property, the landlord must try to mitigate any damages.

Entry to suite

Landlords cannot enter the property without the tenant's consent except in certain circumstances, such as showing the property to a prospective tenant or in case of emergency.

Peaceful Enjoyment

Landlords and tenants must respect each other's privacy and peaceful enjoyment of the property, and cannot disconnect utilities without the other party's written consent.

Agreement

If the landlord and tenant have a written rental agreement, these rules must be included in the agreement without any changes.
