Subletting and Assignment
A tenant is allowed to assign or sublet their rental property to another person, but only with the written consent of the landlord. This means that the tenant cannot simply allow someone else to move in without the landlord's permission.
The landlord cannot arbitrarily or unreasonably withhold their consent, meaning that they cannot say no for no good reason or make it difficult for the tenant to sublet or assign.
If the landlord incurs expenses related to giving their consent, such as running background checks on the potential subtenant or drafting up a new lease agreement, they can charge the tenant for those expenses, but they cannot charge more than what they actually spent or for any other reasons.
