Rent Increase
Landlords cannot increase rent more than once in a 12-month period for week-to-week or month-to-month rentals or during the term of a fixed-term rental agreement.
A landlord must give a tenant written notice of a rent increase, with the timing of the notice dependent on the rental agreement.
If the landlord discontinues or reduces a service, privilege, accommodation, or benefit, the value of that service is considered an increase in rent.
However, if the landlord and tenant agree in writing, a landlord can increase rent for a new service or benefit that was not previously provided.
