Subletting and Assignments

If a tenant assigns their lease, the assignee takes on all the obligations of the tenancy for the assigned period, and the original tenant is no longer responsible for those obligations.

The law also says that landlords cannot unreasonably withhold their consent to an assignment and cannot charge more than $20 for giving their consent.

If a landlord does not reply to a tenant's request for consent within seven days, the landlord is deemed to have given their consent.

If a landlord transfers their property to someone else, the new owner takes on all the obligations of the tenancy.
