Landlord Obligations
Possession of unit
A landlord must give the tenant possession of the rental unit on the date the tenancy begins.
Notice of condominium
The landlord must provide written notice to the tenant that the unit is part of a condominium. If the landlord fails to provide this notice, the tenant may continue to occupy the rental unit for at least two years. The landlord must also provide the tenant with copies of the declaration, by-laws, and rules of the condominium corporation.
Receipt of charge
The landlord to give a written acknowledgement of receipt to the tenant when they receive rent or a tenant services charge in cash.
Maintenance
The landlord to maintain the appearance of the rental unit in a proper and suitable condition for occupancy throughout the tenancy.
Services
The landlord to provide and maintain the rental unit, residential complex, and services and facilities in a good state of repair, fit for habitation, and in compliance with health, building, maintenance, and occupancy standards required by law.
Compensation
A tenant to apply for compensation if the landlord unreasonably delays complying with their obligations to repair or maintain the rental unit.
