Tenant Rights

The rights of the tenants under a tenancy agreement take effect on the date the tenancy agreement is entered into:

Quiet enjoyment

A tenant is entitled to quiet enjoyment including, but not limited to:

  • reasonable privacy

  • freedom from unreasonable

  • exclusive possession of the rental unit subject only to the landlord's right to enter the rental unit in accordance with the landlord's right to enter a rental unit

  • use of common areas for reasonable and lawful purposes, free from significant interference

  • a landlord must not unreasonably restrict access to a residential property

Rent Increase

A rent increase must not happen:

  • within 12 months of the last rent increase

  • within 12 months of the first rent-in agreement

And a Landlord must provide notice 3 months before a rent increase comes into effect

Guests in suite

A landlord cannot unfairly prevent tenants or their guests from accessing the rental property.

Also, a landlord cannot unfairly prevent election candidates or their representatives from canvassing or distributing election material on the property.
