Landlord Obligations

A landlord must make a report of an inspection prior to the entry of the unit, and have it signed by both the tenant and landlord. and a copy given to the tenants.

Entry to suite

A landlord can't enter a rental unit that is being rented unless the tenant agrees or the landlord gives the tenant written notice between 24 hours and 30 days before entering.

The notice must include the reason for entering and the date and time of entry, which must be between 8 a.m. and 9 p.m. unless the tenant agrees otherwise. However, a landlord can enter without notice if the tenant has abandoned the unit or if there's an emergency that requires immediate attention.

Duty to repair

A landlord must maintain the property in a state of decoration of repair that:

  • complies with health, cleanliness and safety housing standards required by law

  • makes it suitable for occupation by a tenant.

Restriction of services

Landlords must not terminate or restrict a service or facility if:

  • the service/facility is essential to the tenant's use of the rental

  • providing the service is a material part of the tenancy agreement.
