Inspection report

A landlord and tenant shall inspect the residential premises within one week before or after a tenant takes possession of the residential premises, and the landlord must provide the tenant with the report.

Covenant's

Every tenancy form includes the following covenants:

• the rent is to be paid when due

• tenant will not interfere with the rights of either the landlord or other tenants in the premises, the common areas or the property which they form

• the tenant will not perform illegal acts on the premises

• the tenant will not endanger persons or property that they occupy with

• the tenant will maintain the premises and any property rented in a reasonably clean condition

• the tenant will vacate the premises at the expiration or termination of the tenancy

Sublease

• No sublease is valid without the written consent of the landlord

  • landlord shall not refuse consent to an assignment or sublease unless there are reasonable grounds for the refusal

• If a landlord does not respond to a request within 14 days of receiving the request, the landlord or seen as having given consent

• Under a sublet, an original tenant remains responsible for the obligations of the lease and is responsible for collecting and ensuring rent is paid to the landlord
