Tenant Remedies
If a landlord commits a breach of a residential tenancy agreement, the tenant may apply to the court for one or more of the following remedies:
recovery of damages resulting from the breach or contravention;
abatement of rent to the extent that the breach deprives the tenant of the benefit of the residential tenancy agreement;
compensation for the cost of performing the landlord's obligations
termination of the tenancy by reason of the breach if in the opinion of the court that the breach is of such significance that the tenancy should be terminated
