Landlord Responsibilities

Inspection report

A landlord and tenant shall inspect the residential premises within one week before or after a tenant takes possession of the residential premises, and the landlord must provide the tenant with the report.

Covenant's

These are promises that the landlord makes in every rental agreement for a home:

  • The rental property will be ready for the tenant to move in at the start of the lease.

  • The landlord, or anyone related to the landlord, will not cause major disturbances or interfere with the tenant's peaceful enjoyment of the property

  • The rental property will meet the minimum standards required for housing under the Public Health Act and its regulations.

Notice of Landlord:

Landlords are to provide tenants with a written notice that includes their:

  • name,

  • postal address, and

  • physical location in Canada

Landlords must provide this notice within 7 days after the tenant moves in, unless the residential premises are in a building or complex with common areas, in which case the notice can be posted in a conspicuous place in the common area.

If the information in the notice changes, the landlord must provide a new notice or post an updated notice in a timely manner. The landlord is responsible for ensuring the notice remains posted.
