Entry to Suite

No landlord shall enter the premises rented by the landlord without the consent of the tenant or of an adult person lawfully on the premises

  • Unless the landlord has reasonable grounds to believe that:

    • an emergency requires the landlord to enter the premise, or

    • the tenant has abandoned the premise

  • The landlord is entitled to enter residential premises without the consent of the tenant:

    • to inspect the state of repair of the premises

    • to make repairs to the premises

    • to take necessary steps to control pests to ensure that the premises meet the lawful requirements

    • for the purpose of showing the premise to a prospective purchaser or mortgagees

    • to show the premises to prospective tenants after a landlord or tenant has served notice of termination of a periodic tenancy or during the last month of a fixed term tenancy

  • Only if:

    • the landlord provides the tenant at least 24 hours before the time of entry

    • the entry is made on a day that is not

      • a holiday

      • the tenant's day of religious worship

      • the entry is between 8 am and 8 pm

  • This notice must:

    • be in writing

    • be signed by the landlord or landlord's agent

    • state the reason for the entry

    • name a date and time of entry
